Our standard residential trigger is 5 cm, but Richmond Hill contracts are written lower unless you ask otherwise, and we budget more return visits per season than we do for a comparable property closer to the lake. Quoting this area on lakeshore assumptions is how contractors end up cutting corners in February.
Steep driveways
The grades through Bayview Hill, Mill Pond and the streets climbing off Yonge produce driveways that become genuinely unsafe once they glaze over. On sloped properties we prioritise traction over appearance: pre-treating before a freezing-rain event, using a grittier mix on the slope itself, and clearing to bare surface rather than leaving a packed base that will polish into ice.
