East York is the densest area we work. Semi-detached and row housing through Leaside, Woodbine Heights and Pape Village sits on narrow lots with small front lawns and rear laneway access, and the constraint is almost never the size of the job — it is getting a truck near it.
How we schedule around the street
Parking pressure means we run smaller vehicles here and start early, usually finishing residential streets before the morning rush builds. For laneway properties we confirm access width before quoting, because a laneway that a pickup cannot turn in changes the equipment and therefore the price.
Pricing small properties honestly
On a 20-foot frontage, per-square-foot pricing produces a number so small it is not worth either of our time, and most contractors quietly apply a minimum charge instead. We just publish a flat per-visit rate for properties under a set size, so you can see what you are paying before you call.
A good share of the work here is beds, boulevard strips and small-space planting rather than lawn. Winter is mostly walkway and step clearing, which we price separately from driveway contracts.
